I'm looking to find someone to rent the smaller bedroom in my townhouse,
located in the lower Haight near Oak and Divisidero, starting in
May.  I'm located 3 blocks from Alamo Square, 6 blocks from
Haight/Filmore, 8 from Haight/Asbury, 10 from USF, 10 from Casto/Market, and
within 2 blocks of many major bus routes.

The room itself is approximately 10x12 and has a fairly large closet.  It
does have windows but doesn't get any direct sunlight due the neighbor's
wall being only three feet away.  The house is situated in a gated complex
with two other townhouses and a three-apartment Edwardian, and is located
near the back of the lot and thus gets little street noise.  The house
itself is a 800sq two-bed, one-bath with the bath and both bedrooms on the
ground floor.  The upper floor is a single great room with the kitchen in
one corner and a fire stove in another, and gets lots of light from sky
lights and giant windows.  There is a reasonably sized back yard with a
patio and hot tub.  The parking place that comes with it is fully filled by
my car and motorcycle, so if you have a vehicle you'd be living with the
vagaries of San Francisco street parking.  Its possible that another
motorcycle/scooter could park inside if negotiated with the neighbors.
There is also a single set of coin-op laundry machines located on site.

While the bedroom is unfurnished, the rest of the house is pretty fully
stocked.  There might be some room for small furniture and appliances in the
up stairs but space is limited.  I already have a number of bookcases, two
couches, several chairs, an entertainments center (with Tivo, cable, stereo,
various gaming systems) and wireless network via cable internet.  There
isn't any storage besides the bedroom closets, but I do have a pile of
camping/Burningman gear in boxes outside to which more weather-tolerant
items could be added.

As for myself, I am a 30 year old stably employed software engineer.  I'm
also a biker, a Burner, a gamer, fall somewhere on the goth/indie rock
scale, and I'm looking for a roommate with a reasonably compatible life
style.  My work is located in Fremont but I telecommute a couple days each week.

The rent will be $730/month with an equal amount as the security deposit,
the first month's rent and deposit would need to be paid before keys are
handed over.  We can make arrangements on bills based on what you actually
use, at a minimum expect your share to be around $40 for PGE, $10 for phone,
$9 for trash.  Usage of the hot-tub drives up electrical costs, internet is
$45, cable is $60, Tivo is $13, etc divided as needed.

Now for some random details, good and bad:
- Looking for only one tenant.
- No pets that aren't fully contained in cages.
- Prefer someone in a similar age range (so 30 +/- 5) but am flexible.
- I am queer/kink/poly/sex/420 friendly and would expect the same.
- No hard drug use.
- Smokers are fine if you keep your nicotine use outside.
- I like having occasional parties and guests and wouldn't mind such when
done reasonably.
- The walls between the bedrooms are as thin as most walls in SF.  This
becomes relevant because I lead a relatively late and fairly flexible
schedule, and so may be out until 3AM on weekdays and get up at 11AM.  I'm
not a very deep sleeper so if you have a tendency to repeatedly pound on a
loud alarm at 7AM you will wake me up and quickly get on my bad side.
Similar implications can be made about other sorts of noises that tend to
come from bedrooms.
